Discoloration, algae, moss, soot, and rust stains appearing on the facade are not just aesthetic issues: the biological coating produces organic acids that gradually degrade the plaster and stone surfaces. Cleaning is the first step in preservation — but using the wrong material for cleaning can cause more damage than it repairs.
Biological coating (algae, moss, fungi, lichens): Found on damp, shaded facades, especially on north-facing walls and near water. It appears as greenish, blackish, or grayish discoloration.
Efflorescence: A white, powdery crystalline coating brought to the surface by capillary moisture rising through the wall. It can appear on both brick and plaster.
Soot and atmospheric pollution: In urban environments, pollutants deposited from the air cause gray or brown discoloration.
Rust stains: Corrosion products from steel fittings, railings, screws, and hardware that penetrate stone and plaster, leaving orange-brown stains.
Cement residue and lime splashes: Construction-related contaminants that can be removed with acidic cleaners.
Against biological coatings: Biocide-containing, neutral or mildly alkaline facade cleaner. The dead parts of the coating should be removed with pressure or a brush, then the surface treated to prevent re-colonization.
Against efflorescence and cement residue: Mildly acidic cleaner — but forbidden on acid-sensitive stone (limestone, marble). Always start with a test patch.
Against rust stains: Special rust remover that chemically dissolves iron phosphate crystals without damaging the substrate.
Against atmospheric pollution: Neutral or mildly alkaline general facade cleaner.
